Annual Meeting, Feb 13, 2025

The Frisco Ridge Homeowners Annual Meeting to be held Thursday, February 13, 2025 at the Yukon Community Center Multipurpose Room at 2200 S. Holly, Yukon, Oklahoma at 6:00PM.

Our Annual Meeting  was  held at the First Baptist Church Life Center. Approximately 25 people attended in person and eight people attended online.

Old Business
  • HOA doesn’t own land under the sign on the east side of Vandament Ave. HOA does not own land under our Hwy 66 sign.
  • Vandament Ave entrance signs: all solar 
  • Developer has offered to transfer areas to the HOA that would include the South pond and the property our signs are on. Nothing added at the North Rt.66 entrance.
  • Greenbelt behind Side Track: Could be a nice walking area, but also increased maintenance and safety liability for HOA.
  • $15,000 estimate to install electricity to one and bring it to the other side of the street. 
New Business
  • New HOA management company HOA Services of Oklahoma
  • Dues increase by 15% to $345 annually to compensate for increases in maintenance of public areas and utilities
  • Land acquisition for HOA within signage and maintained areas of the neighborhood.

HOA Committee Reports

Communications Commitee, Chair, Lori Philo-Cook

​Newsletter: We produced and distributed two of the three planned HOA newsletters. I was not able to get information from the Board that I needed to create a summer newsletter.

Website: Frequent updates were made to the website, including:
  • Homepage photos reflecting different seasons.
  • Adding info and moving page banners about upcoming events and then posting photos taken at the events.
  • Posting info and photos about new Board projects, including the construction of the pavilion and bike rack as well as the PowerPoint presentation provided at the informational  HOA meeAng in September 2023..
  • Promotion of PL&C Committee group projects and photos of the commitee’s achievements as well as tips about plant and tree care.
  • The 2023 Annual Meeting Minutes and Board Meeting Minutes. 
  • Posting electronic copies of the HOA newsletter and updates to various sections of the website as needed.

Website Challenges: Posting of Required Records:
  • I posted the 2023 Board Meeting Minutes in January 2024, when I received them all as Word Docs. (This makes it easy for people to read and skim through several sets of minutes to find
  • pertinent info; older minutes are available on the website as PDF files.)
  • I did not receive quarterly financial reports, so none were posted to the website.

PayPal Updates
Our PayPal service has not yet been updated for the new annual HOA dues amount ($345), but it will be updated once I know what the payment capabilities are of the new HOA management company and I have access to new banking account info.

​Our Website Host: 
  • Out host is Weebly, which is owned by Square. In 2022, we renewed our hosting for two years to save money. It will renew again on Sept 1, 2024. We paid for our website URL (www.FriscoRidgeYukon.org) thru Weebly for simplicity; it is paid through June 18, 2026.

Facebook: Event updates were made to the HOA’s official Facebook page by Emily Leidy (thank you, Emily).

Photos: Pictures for Facebook and our website are always appreciated. Please send any photos to the HOA email. We love event photos, commiteee photos, as well as pictures of scenery, sunrises and sunsets, wildlife, etc.

Email Communications: We do not have a good way to send emails to homeowners as the list has not been maintained, and the email addresses we do have may not be current. The 2023 Board contracted with a new HOA Management Company which may have an email solution so that occasional emails could be sent out to those who are willing to provide current addresses.

​​Park Landscaping & Commons Committee Report, Chair Kelly Zachgo
2023 : 
  • Continue with mowing, caring for trees, bushes, and planting areas at our entrances 
  • Weed control to reduce the impact of weeds in our common areas, as well as what the wind blows into people's yards
  • Pond maintenance ensures we have an operational fountain with night lights and reduced invasive plants
 
2024 Plans:
  • Mowing, weed control, fertilization, pond maintenance, etc. 
  • Planning a spring cleanup of our common areas. Please join us in March. We need plenty of volunteers. (One of our biggest volunteers moved out of Frisco Ridge.)
  • Have delayed tree clean-up as we are not getting enough people to help. Looking into hiring help to get it done as there are safety issues. 
  • Need to build a berm to redirect water to keep water from flooding the pavilion. 
  • This year I would like to replace the dead bushes in the planters at our south entrance.
 
Safety & Compliance Committee Report
Compliance Reporting Form
A Google Form link will be added to the website for compliance reporting and tracking by the HOA Board. 
 
Move-in, Move-out Checks
The Safety and Compliance Committee performs compliance checks for homes that are being sold, pior to closing. This ensures that new owners are moving into a compliant home. 
 
Need a Chair and Members for this Committee
 This committee did not have a chairperson in 2023. We would like someone to volunteer for this position and we need volunteers to serve on the committee. Please volunteer if you would like to help the Board keep our neighborhood safe and visually desirable.

What We Do:
Greet new homeowners, answer common questions,  inform homeowners of the various misconceptions about the subdivision and confirm they have and understand the Covenants.
 
2023:
The welcome committee welcomed 24 new neighbors with popcorn and a welcome packet filled with area brochures, a copy of the FRHOA covenants, and other usefull information.
