All known documents related to our Covenants are posted on this page, in this order:
  • Covenants created in 2005 by the our original developers, Lone Oak Ridge, LLC.

Home Inspection Form

When a home in Frisco Ridge is being sold, the title company requests a letter from the HOA ensuring that all dues are paid and there are no outstanding HOA issues. A member of the Safety & Compliance Committee then completes an exterior home inspection to ensure that the home is in compliance and that the new home buyer will not face compliance issues after closing. Once the any issues are addressed, White Management sends an approval letter to the title company so that the home ownership can be completed. A copy of that form is below.

This form is also used when problems are reported to the HOA Board by one or more homeowners.

Clarifications to Covenants, 2017

Covenant 8.1.8 Clarifications Pertaining to Pets
“8.1.8 No animals may be kept, maintained, or bred on any Lot or in any dwelling houses or Structure erected thereon, except that no more than two dogs, cats, or similar domestic household pets (“Pets”) may be kept on a lot provided they are not kept, bred or maintained for any commercial purpose, and provided further that they are kept in such a manner as to avoid becoming a nuisance to neighbors or adjoining property owners. All pets must be kept within a fenced area or on a leash, and are not permitted to run free within the Property.” 
Add three clarifications to this:
a. A pet is a nuisance if it is digging holes under the fence into a neighbor’s property... 
resident should put prevention measures in place to prevent this from happening. 
  1. If a pet is continually barking (making loud noise) on a repetitive daily basis, then the resident should put prevention measures in place to prevent this from happening. 
  2. If the pet is on a leash taking a walk in the neighborhood, the person on the leash 
shall pick up/bag any feces that is produced by the pet. 

Covenant 8.1.11 Clarifications Pertaining to Overnight Parking of Boats, Trailers, etc.
“8.1.11 No Structure other than a dwelling house shall be used at any time as a residence, either temporarily or permanently. No vehicles of any kind or nature shall be parked on the street or any Lot except in designated parking area or driveways except as in the case of commercial vehicles as stated below. No boats, trailers, pick-up campers or recreational vehicles shall be parked or stored on any street, or on any Lot except in a garage or parked on the rear areas of the driveway, behind the building line, and concealed from the street. No commercial vehicles shall be parked on any street or Lot longer than is reasonably necessary for the driver thereof to perform the business functions to which the commercial vehicle relates. The areas of the private streets marked and designated as parking areas, are for short term use of property owners and guests. These parking areas shall not be used for the storage, even on an overnight basis, of the property owner’s vehicles or any other materials.”

The board realizes that many residents have boats, trailers, and RV’s...but the only thing they can presently do is park them in their driveway and be in violation of the Covenant because they need to repair them or get them ready to use. The following two clarifications were recommended by the Compliance Committee  and adopted by the Board to resolve this: 
  1. A resident can park their item (boat, trailer, RV) on their property overnight (one night) on their driveway closest to the house as long as the resident does not encroach parking on the street. 
  2. If a resident needs to park their item (boat, trailer, RV) for more days to work on their item, they need to let the Compliance Chairman/Board know for approval prior to parking, designating a time period in days that the item will be parked. 

Covenant 8.1.6 Clarifications Pertaining to Minimum Size of Trees in Front of Homes
“8.1.6 On each interior Lot there shall be no less than one tree and on each corner Lot no less than two trees of at least three-inch caliper diameter planted and maintained all to be visible from street. On each Lot there shall be planter beds with shrubbery visible from the street. All areas of the lawn shall be sodded with slab sod and maintained.” 
There continues to be violations concerning trees which these three clarifications should help resolve: 
  1. The three-inch caliper of a tree shall be measured at least 1 foot above the ground. 
  2. If a tree is physically measured, if it is within 1⁄2” of the 3-inch caliper that is okay. 
  3. A tree shall be defined as having a single trunk. 

Covenant 8.1.12 Clarifications Pertaining to Signs in Front Yards
8.1.12: “No advertising or display signs of any character shall be placed or maintained on any part of the Property or on any Structure except with written consent of Declarant, except customary “For Rent” or “For Sale” signs, not larger than a standard Realty signed authorized by the Oklahoma City Metropolitan Association of Realtors, Inc., placed on or in front of a dwelling house by the owner thereof.”

​The board discussed the issue at the Board meeting on Tuesday, 3/14/17. The board ruled according to the following:
  1. The intent of the Covenant is really that there not be signs cluttering the front lawn.
  2. This does not affect the front landscaping by the house…if there is a front landscaping out in the 
middle of the lawn, the Board feels that signs are unsightly and may not be put this area.
  1. Residents should prevent any unnecessary signs from being put in their front yard.
  2. To reiterate, there should be no advertising or display signs in landscaping or lawn…only 4 Sale, rent, lease, or realty signs.
Note: There may be allowed Contractors (including lawn service contractors) signs put out in the lawn to warn residents of what is going on.  But these should only be temporary and should be taken down as soon as possible.
Example – A lawn contractor may put out a sign after they have sprayed the lawn to warn residents that the lawn chemicals could be harmful to children and pets…these signs should be taken down by residents as soon as the warning time is over.

Covenant 6.2.1 Clarification Pertaining to HOA Fees When Two Adjoining Lots Are Purchased for One Home
6.2.1: “Until December 31st of the year in which the first Common Area is conveyed to the Association, the annual assessment shall be $300 per Lot, which shall be maximum assessment per year.”
Board Ruling: If future residents buy two lots and the city will consolidate them into one lot to build a single dwelling, then the future resident would only have to pay one HOA fee.

Clarification to Covenant Section 8.1.17, 2019

Clarification for section 8.1.17
Stucco may be used for chimney construction as long as the chimney is colored to approximate the brick, stone, or stucco exterior of the house, or the roof color.

Homeowner Survey Re: Possible Changes to Outbuilding Covenant, Jan 2021

Frisco Ridge Homeowner Survey, January 2021
We continue to get feedback about changing our Covenant pertaining to outbuildings. In order to change a covenant, we have to get an 80% vote in favor of changing the specific covenant and we have to pay about $4600 to file it with the County Clerk to make it legal.
 
We know that people feel strongly about this issue—both ways. Because of the cost and the high percentage of votes needed, we would first like to poll our homeowners to see how much support there is for changing this covenant. As it stands right now, any outbuilding has to be covered at least 80% in matching brick or stucco.
 
The Board will continue to pursue this if:
  1. We get at least 60% of homeowners to respond to this survey. 
  2. If we have support for some kind of change from 75% or more of homeowners.
